Energy Performance Certificates

The purpose of an Energy Performance Certificate (EPC) is to illustrate the energy rating of a building. It is illustrated by a sliding scale of A (very efficient) to G (least efficient). The higher the rating, the more energy efficient the property, therefore saving cost to the new tenant/buyer. The main factors of an EPC inspection are :

  • Heating and boiler system
  • Double gazing
  • Loft insulation
  • Cavity walls
  • Energy efficient light bulbs

How long is an EPC certificate valid for?

An EPC last for ten years from its issue date (subject to the building having vast modification.) They are also kept on a central registrar for 20 years.

When is an epc required?

From 1st October 2008 all properties being let to new tenants will require an EPC.
